Oh my. I'd neglected to come back here and address the comments. I've been swamped with buyers looking at foreclosures.
Jeff - thanks. There's lots of short sales too. The problem with short sales is that many of the listing agents do not know even the preliminaries in a short sale. Many have 2nd and 3rd liens on the house and unless those are negotiated, there will be no negotiating the 1st.

Neal - the ones that are priced right are selling in a week, sometimes less. And often at more than asking price due to multiple offer scenarios.

Janie - thanks. I've become quite the expert at them. Right down to eliminating the unecessary listing agent fee for those brokers who insist on charging my client their fee. Not on my shift!
*UPDATE - clicking on the picture of the house you can see that of the 16 homes available a week ago when I posted this information, 3 are pending sale today. That means offers have been accepted and they are no longer available. Not bad. I fully expect another 3 to be pending in another week.
