Dancing On The Ceiling To Impress

Fred AstaireI received a message from a friend.  "Hey, sorry I missed your call.  I was showing a property.  Dazzling.  Dancing on the ceiling like Fred Astaire.  I don't know, you have to bend over backwards for buyers nowadays.  Anyway, call me."  He made me laugh.  Charley always makes me laugh.

 

But I started giving some thought to what he said.  I have been doing some dancing on ceilings myself lately.  Rescheduling appointments, especially with only 1 hour's notice, can be considered accommodating, no?  Heck, I spent 3 hours with a new buyer, on my birthday, on a Sunday, who has never bothered to return my calls or emails.  Hmmmph!

 

I think I'll sign up for Salsa classes instead.  =)

Lol Maggie.  I think we all need to be fast on our feet, flexible, and have a certain rhythm with this or any other market.  Or, you can just sign me up for those Salsa classes as well:-)

I am with you guys, sign me up for the Salsa dances. But, on a better note, although we need the or a sale, really, at what cost ? I am finding their are more not so serious buyers out there than serious ones. I have come to the policy that I will only dance on the ceiling so to speak if I know that buyer is ready, willing and able to purchase, not 6 months from now, not un-qualified, but now, today, with funds or letters in hand. I have to do this 1. because I have had to increase my marketing budget ( in slower times ) and money has to come from somewhere, so why not the fuel it takes to joy ride with non qualified buyers. 2. My time is also worth something and my sanity is not worth falling from the ceiling !

I'm done dancing on the ceiling.  I think I'll pass those clients along and work with people that realize my time has worth as well.  

Shame on me.  I'll take a stand for the industry.  :o)

Indeed it is frustrating!  Unless you are in a seller's market, set your appointments and how long they take according to your schedule.  Why are you dancing for them...it will just lead to frustration.  Run your business don't let it run you ;)

I just had a similar situation.  My Buyer scheduled an appointment last week for 11am.  When he didn't show by 11:30, we called and he said he was stuck in construction traffic so he turned around and went home.  Was going to call me when he got home.  Gee, thanks.  I rescheduled him for the following week.  I called about an hour before he was to arrive, just to verify.  His wife told me they weren't coming down because she was sick.  I said, "No one called to tell me."  Her husband later called me and said, Oh, I didn't think you were busy."   The papers have painted so much doom and gloom that people actually think we do nothing.  I preceded to give him a lecture about my time.  Now he's talking about coming down again.  We'll see.

Isn't it amzing sometimes, the things that we do for people and they never call back! I'm glad to hear that other Realtors have this problem. Fortunately the majority are not like this.

We have a buyer client like that, got the approved, not pre-approved, showed them houses twice. Now won't return calls. Oh yea, she called Sunday to ask who Christa's hairdresser was. LOL We'll at least we know she's not dead after being MIY for a month. Sign us up too.

Desperate times....desperate measures, Maggie!  LOL.....no I don't think these are desperate times, but I absolutely subscribe to the philosophy that you have to run your business like your platform's on fire.  It may be a dramatic statement, but the idea is that none of us can be complacent at any time, in any market.  If we're constantly guarding against the enemy of normal business odds, we'll be totally focused on leveraging the best business practices, the most efficient methodologies, and working with our sharpest minds.  Think of it as polishing your own brilliance!  Dazzling!!

I don't know Maggie.  I honestly don't think that "dancing on the ceiling" is necessary.  I have learned to set my boundaries with my clients.  Be respectful of them and expect the same respect for me.  I update my voicemail daily to say when I will return my calls so that I am not interrupted throughout the day.  I set the rules of engagement, if you will, early on in the relationship and explain how I work.  I go above and beyond, but will not go crazy in terms of last minute appointments or putting myself in the position of being their puppet.  I've done that too often in the past and learned from it.

Having said that, salsa classes sound soooooo much fun!  Wish you were here.  I'd love to have a friend to take them with.  :-)

Maggie - Slas sounds like fun (with friends) - but I agree I've started making sure that those clients are someone "I" want to work with as well. Love what Irina has to say!! She's a wise woman! :-)

Maggie, NOPE I think the ceiling is safer.  If I ever attempted those Salsa moves I would throw my what-a-ma-giggie out of whack, and be laid up for a week ..... LOL

Yep, I think I'm related to Fred lately!!!  I'm sick today and had a buyer call me at home and not get off the phone for 20 minutes when a minute could have sufficed.  I'd think that when I sneezed six times in a row it would give him the idea!!!

Yeah...I was hiding out all last weekend. Didn't have much going on but I sure didn't want anything going on my birthday weekend...(I sure haven't had a good time like that in a long time)

Anyway, that was awful you spent your birthday showing property only for them to not return a call or email?

Maggie, I can't speak for real estate but I think in ANY business you have to allow some things to slide but set some limits.  People will only treat you the way you allow them to; I had clients calling at 11 at night...and put a stop to that and some other things.

Salsa, huh?  I've tried it, you chose one difficult dance but I'm up for it :)!

Just as long as you don't make me tap dance.  Seriously, I try to be flexible with my schedule but if I have plans like for my birthday I tell them I already have an appointment at that time.  I just don't specify that it is a personal appointment.

I haven't abandoned my posts, honest!  I have a builder who has 17 homes listed with me and he just dropped his prices dramatically on Wednesday.  I have been scrambling since I got the news to prepare for a big hoopla this weekend.  Thank you all for your comments.  From the looks of things, I may not return until next week!

We all need our white chef hats as we're in the CATERING BUSINESS until the market changes back over...  THEN, we'll be sucked dry by the sellers because they will once again hold the majority of the cards!
