Miami Redland 33187 Southwest Miami List Price vs Sales Price

I was playing around with my super-dee-duper new graphmaker and thought I'd post one of the graphs I made. 

This one shows the relationship between the List Price (asking price) and the Sales Price (actual sold price) in the 33187 zip code. 33187 encompasses part of the Miami Redland as well as Southwest Miami (west of 147th Avenue and south of 152 Street).

As you can tell, the list price averages a lot more than the sold price.  Something happened in November and they were almost identical.  A fluke, I'm sure.  Apart from that the difference between the two is remarkable.

Numbers do not lie.  This is a great example of the importance of pricing your home to sell.  Don't let it sit on the market too long and get stagnant.  Price it right from the start.

great Graph Maggie, what a great idea to show Sellers the importance of pricing right.  I just ran the numbers for Miami Dade and saw there are roughly 13,000 single family homes on the market, roughly 1,000 sold in 2007 and another 2,000 are pending sale.  At least that number has expired.  Don't be a statistic, be a CLOSED SALE and PRICE IT RIGHT!

What a super dee duper post Maggie.  Love the graph!  Your point of listing it right in the beginning is paramount.  I think sellers might get it more if they saw your graph.  You should include it on all your listing presentations.  In fact, if you offer each of the members a graph for 19.95 a piece, you won't have to do any more listing presentations for a while.  (LOL) Love your stuff! Paying it forward!!  :-)

Janie - every time I run the numbers, I get a jolt of reality.  I'm a visual person and get stats better when they're in a graph.  No running away from what this one means.

Brad - But wait, there's more!  If you call within the next 10 minutes, for only $19.95 we'll throw in a Days on Market graph too!  lol

Brad, sounds like me.  That would be a good diet for me to go on.  I could eat everything I caught.  I'd lose weight fast.
